Hi Larry;
First of all, that spring is very dangerous!  It will violently spring the window arm around if you just pull the motor off. make sure you gave a safety bolt thru a hold in the framework to catch the arm from flying and then takle a big pair of vice grips and clamp the arm to the frame. A dent in my forehead attests to this!

So, the spring makes the whole weight of the glass neutral. that is, same effort up or down. Takes out the work of lifting the heavy glass up.
As to the rest, with all the lubing, have you siliconed the tracks? With the glass unattached, can you push it up and pull it down with ease in it's tracks?
Try putting the window down, then using a can of silicone with the wand on it, spray the felt tracks with lots of silicone. This should help if not fix the problem.
If it doesn't, then you probably have something in the mechanism that is binding.
