Re: IML: Garage

Hey;

I took some advice from the site. I contacted my builder and told them about my worry of condensation that it may drip down from the roof onto my cars. I told him that I had received some advice from my Imperial club site and I was warned about the possibility of that happening. he said that was correct. They are going to put on a traditional wood and shingles roof so I will have a metal building with a wood roof and asphalt shingles and no extra charge!

Thanks Everyone

Metal buildings are wonderful, but use a wood roof, and shingles, because no
matter what you do, a steel roof sweats. Mine was insulated by the builder,
and I stll get sweats. I have a pal who has s similar building to mine, but
with a wood roof., no drips at all. He had to install a drainage system
because the water table is kind of high, and it would surface in the spring.
Also, tell the truss maker that you want the trusses built for a ceiling.
Be sure to build the building like a foot or so above the surrounding
terrain, and fill so that the water wants to run away, not puddle under the
floor and seep up as humidity.
If you are going to heat it, consider the type heat that uses coils
under the floor. You insulate the ground under the coils, put a little sand
down, then put your coils down, and put a bunch of sand down, then pour
concrete on top of the sand. You use a glycol in the system, not pure
water. You can heat a buildng like yours with a 50 gallon water heater,
although you can buy boilers that are a whale of a lot more efficient, but
they cost a whole lot more initially. Be certain who ever designs and
installs the system knows what they are doing. This is a quick and dirty
explanation, but definately not the full course.
